Bangalore Development Authority (BDA) has opened bookings for its Skandagiri apartments at Konadasapura, and many visitors are surprised by the prices. Buyers expected affordable homes from BDA, but the official rates are close to private developers, raising questions on whether the housing agency still targets middle-income families.

The Skandagiri site lies between Old Madras Road on one side and the Whitefield–Hoskote Road on the other. The location is close to major tech parks and key roads, which many visitors appreciate, yet several feel the premium pricing clashes with BDA’s stated goal of “affordable housing”.

The Bangalore Development Authority (BDA) has opened bookings for its Skandagiri apartments in Konadasapura, with 1 BHK flats priced at Rs 51 lakh and 3 BHK flats at Rs 1.44 crore, raising concerns among buyers as these rates are comparable to private developers, diverging from the BDA’s affordable housing mandate.

The Skandagiri apartments project has 16 residential blocks, together housing 1,488 flats. Of these, 488 units are already sold in bulk to the Sainik Welfare Housing Organisation, according to a report in Deccan Herald. The remaining inventory is now on sale directly to the public through BDA’s official process.

Construction work on eight towers is almost complete, with BDA expecting to finish them by March 2027. The other towers remain under different stages of construction. Amenities such as a swimming pool, badminton court, gym and yoga centre were proposed, but BDA has not yet started work on these promised facilities.

BDA has fixed the price of a 1 BHK flat at Rs 51 lakh. A 3 BHK flat costs Rs 1.44 crore. Customers say these rates are comparable to apartments sold by private “Grade A” builders, even though BDA has historically positioned its projects as more affordable for ordinary buyers.

The Skandagiri apartments include different flat sizes, and BDA has published basic details on area and price. The current key options are listed below in a simple format to help buyers compare flat configuration, carpet area and the total cost announced by the authority.

BDA Skandagiri apartments: steep price rise and rate per sq ft

Prices of BDA flats in this belt have risen sharply within a year, by around 25 to 50 percent. Previously, BDA had sold 2 BHK units on an adjoining parcel for Rs 52 lakh each. At that time, the rate worked out to Rs 6,451 per square foot for those apartments.

For the new Skandagiri apartments, BDA has now fixed the base rate for 1 BHK and 3 BHK units between Rs 8,000 and Rs 10,000 per square foot. Many prospective buyers feel this sharp jump goes beyond inflation and makes BDA less competitive against private builders targeting similar income groups.

Many people visiting the Skandagiri apartments site arrived believing that BDA would offer homes at a more reasonable cost than private projects. After seeing the official pricing sheet, several turned away, stating that the flats no longer suit middle-class budgets. Some visitors said they had not expected such high rates from a government agency.

Site visitors continue to praise the project’s connectivity and urban setting, as it links easily to IT corridors, national highways and city facilities. However, they also point out that BDA was created to supply “affordable” housing, and say the Skandagiri apartments pricing does not match that original mandate, causing clear dissatisfaction.

Another concern raised by interested customers is the status of common amenities. BDA had listed facilities like a swimming pool, sports courts, gym and yoga hall. As those works have not yet started, some buyers wonder whether the final product will justify the steep rates for the Skandagiri apartments.

Despite these worries, demand from specific groups remains, as seen from the bulk purchase of 488 flats by the Sainik Welfare Housing Organisation. Observers note that institutional buyers might find it easier to accept such prices than individual families, who often rely on tight home-loan budgets while choosing flats in BDA projects.
