Housing sales across the top eight cities declined 6.1% year-on-year to 91,729 units in the April-June quarter, from 97,674 units a year earlier, according to PropTiger’s latest Real Insight Residential report. The trend reflected a seasonal moderation ahead of the monsoon and heightened buyer caution amid the US-Iran war.

The impact was sharper in technology-driven markets such as Pune and Bengaluru, where AI-led workforce restructuring and tech-sector layoffs weighed on housing demand, particularly in the sub- ₹1 crore segment, the report said.

New launches, however, rose 6% year-on-year to 89,161 units in Q2 2026, even as sales moderated.

Pune recorded the steepest annual decline among the major markets, with housing sales falling 20.8% to 12,642 units from 15,962 units a year earlier. Ahmedabad followed with a 20.2% decline to 7,541 units from 9,451 units, the report showed.

Bengaluru recorded a 9.2% decline in sales to 14,186 units from 15,628 units in the year-ago period. Delhi-NCR and MMR each reported a 7% annual decline.

In MMR, housing sales fell to 24,112 units in April-June 2026 from 25,939 units a year earlier. Delhi-NCR recorded sales of 9,352 units, down from 10,051 units, while Bengaluru sales declined to 14,186 units from 15,628 units.

Chennai and Hyderabad bucked the broader trend. Chennai recorded a 36% increase in sales to 7,183 units from 5,283 units, while Hyderabad sales rose 15% to 13,196 units from 11,513 units.

The report attributed the sequential moderation to pre-monsoon seasonality and buyer caution linked to the US-Iran conflict. Technology-led markets, including Bengaluru, Pune and Hyderabad, saw greater pressure on demand amid AI-led workforce restructuring and tech-sector layoffs, particularly in the sub- ₹1 crore housing segment.

Bengaluru records strongest annual price growth

Despite the moderation in sales volumes, housing prices continued to rise. The sales-weighted average price across the eight cities increased 1% sequentially to ₹10,153 per sq ft, remaining above ₹10,000 per sq ft for the second consecutive quarter, the report showed.

Bengaluru recorded the strongest annual price appreciation, with average prices rising 26% to ₹9,931 per sq ft despite weaker sales.

MMR remained the largest market by both volume and value, with 24,112 homes sold during the quarter at an average price of ₹15,422 per sq ft, up 20.4% year-on-year, it showed.

Other reports show housing sales see modest growth in H1 2026 despite Q2 dip

Earlier, a report by Knight Frank had shown that India’s eight major residential markets recorded home sales of 171,471 units in the first half of 2026, a marginal 1% year-on-year increase from 170,201 units in the corresponding period last year, with properties priced at ₹1 crore accounting for 54% of total sales.

Mumbai retained its position as the country’s largest housing market, with 47,355 units sold, registering a 1% annual increase, a Knight Frank India report said on July 9.

Bengaluru emerged as the fastest-growing market, recording 5% sales growth, supported by resilient demand from the technology sector, while NCR was the only major market to witness a sharp decline, with sales falling 7% year-on-year to 24,862 units, according to Knight Frank India’s latest India Real Estate: Residential and Office (January – June 2026) H1 2026 report.

Another report by JLL showed that India’s residential market registered a 3 per cent year-on-year growth in the first half of the current year, even as the recent three months saw moderation, according to a report by JLL. Data showed that 1.38 lakh residential units were sold in H1 2026, with the first three months recording 70,631 units sold. H2 recorded 67,751 sales.

The report said that Bengaluru saw a 16 per cent annual increase in residential unit sales, coupled with a 41 per cent annual growth in the number of launches. Chennai recorded the strongest year-on-year growth in sales at 27 per cent. Delhi’s residential market saw a 7 per cent growth, while new launches also gained momentum, according to the report. Bengaluru, Mumbai, Pune and Delhi-NCR collectively accounted for around 76 per cent of total sales in H1 2026.

The report added that 1.68 lakh new units were made available to buyers in H1 2026, with Bengaluru leading the cities with a 41 per cent annual increase in new launches. Apart from Bengaluru, only Delhi-NCR and Mumbai recorded an annual increase in launches.
