Uday K. Shetty Leads a New Wave in Coastal Karnataka’s Real Estate Sector

Udupi: The real estate sector in Coastal Karnataka has been witnessing steady expansion, with growing interest from both local buyers and investors from outside the region. Among the professionals contributing to this evolving landscape is Uday K. Shetty, who has established a presence through his firm, Tulunadu Properties.

Hailing from Bommarabettu village in Hiriyadka, Uday was raised by parents Kusuma and Karunakara. From an early stage in life, he was involved in various forms of work, gaining practical exposure across sectors such as construction, painting, hotel services, and marketing. These experiences provided him with a working understanding of industries closely linked to land, infrastructure, and customer interaction.

Academically, Uday pursued his BBM from Manjunath Pai Memorial College, Karkala, and later completed postgraduate degrees (MA) in Kannada and Journalism from Manasagangotri, Mysore. His background in journalism and language studies is seen as contributing to his communication skills, particularly in dealing with clients and documentation processes.

Uday began his journey in the travel sector around 2010, when he launched Payana travels, Package Operator Tours & Travels. Over the years, the venture handled tour operations across various parts of India, including spiritual destinations, historical locations, and educational trips. His experience in managing large groups, coordinating logistics, and interacting with diverse clients helped him build a wide network and operational discipline.

In 2020, Uday entered the real estate sector with the establishment of Tulunadu Properties. Since then, the firm has been engaged in property-related activities across Udupi, Dakshina Kannada, and nearby regions. The company deals in a range of property types, including residential plots, agricultural land, commercial spaces, and large land parcels.

Market observers note that one of the distinguishing aspects of Uday’s approach is a structured system of handling property information. Instead of open public listings, property details are shared in a controlled manner with potential buyers. This method addresses concerns of property owners regarding privacy and unwanted inquiries, while also ensuring that interactions are limited to serious buyers.

Another key area of focus is documentation and verification. Properties handled through the firm undergo basic checks related to title clarity and legal records before being presented. This process aligns with the increasing demand among buyers for transparency and reduced risk in property transactions.

Over time, Tulunadu Properties has been associated with a variety of transactions, ranging from individual residential plots to larger land parcels intended for commercial or institutional use. The coastal region has also seen participation from buyers based in cities like Bengaluru and Mumbai, along with non-resident Indians exploring investment opportunities, contributing to overall market activity.

In addition to facilitating buying and selling, the firm is involved in supporting related processes such as documentation coordination, guidance on land conversion, and assistance in connecting with construction and maintenance services. This integrated approach reflects a broader trend in the sector where clients seek streamlined solutions under fewer intermediaries.

Beyond his professional work, Uday has been associated with social and community-based activities. He has served in roles such as secretary and president in a human rights organization over the years. His involvement reflects participation in local organizational efforts and civic engagement.

He is also active as a health insurance advisor, working with families to create awareness about financial preparedness for medical needs. Alongside his business and social roles, Uday has contributed to Kannada and Tulu literature, with works that include books, plays, and writings based on regional themes and culture.

His work has been recognized with the South India Excellence Business Award, presented by Saina Nehwal.

As real estate activity continues to develop in Coastal Karnataka, professionals like Uday K. Shetty remain part of the growing network shaping property transactions and services in the region.
